Frisco Yards is a neighborhood-focused revitalization effort centered in the western portion of the Crutchfield neighborhood in North Tulsa. The work brings together housing, small scale development, and long-term investment to restore underutilized properties and strengthen the surrounding community over time.

Why This Area Matters
North Tulsa has experienced decades of underinvestment, leaving many properties vacant or in disrepair while the need for quality, attainable housing continues to grow.
This area in particular was originally platted in the early days of Tulsa, prior to widespread automobile use, with narrow 25-foot lots. This creates an opportunity for a different type of housing pattern that is uncommon in Tulsa today, but more typical in older cities such as Chicago, where density can support two to three homes in the space that would typically accommodate one in many Tulsa neighborhoods.
What We Are Doing
Frisco Yards focuses on practical, incremental development rather than large, isolated projects.
The work includes:
- Renovation of existing homes and structures
- New infill housing across vacant lots
- Introduction of small scale multifamily where appropriate
- Activation of underutilized commercial and community spaces
The goal is to increase housing availability while maintaining the character and identity of the neighborhood.
Current Progress
Since its start, Frisco Yards has grown into an ongoing effort that includes a wide range of property types and uses.
The work to date includes:
- Assembly of a significant number of properties within the neighborhood
- Restoration of previously vacant and distressed housing
- Development of new housing and community-serving spaces
- Ongoing improvements that contribute to safety, stability, and visibility in the area
Many of the individuals involved in this work also live within the neighborhood, reinforcing a direct connection to the outcome.

The focus moving forward is to continue building on existing progress, expand housing opportunities, and support the conditions needed for families and individuals to remain in the community over time.
